Chase Asset Advisors offers custom real estate research and reporting services to meet the individual needs of potential investors, owners, management agents and brokers. Our business is primarily geared around the multi-family industry but includes senior conventional housing and self storage facilities. Often, these services are used to analyze property operations to expose areas for improvement in upside potential and increased Net Operating Income or used to facilitate the purchase or sale of commercial real estate assets.

The company makes these services available in packages as well as individually. Services are geared to investigating, evaluating and improving business practices to yield improved returns to the investor. The company encourages clients to source other qualified inspection services (when desired) relating to environmental, structural and/or other desired areas of inquiry.

Services may be packaged around the most popular options selected by many of our clients as listed below. These services are available in three options. Services may also be custom configured to address areas of interest or potential concerns as requested.

OPTION I – “INITIAL PROPERTY INVESTIGATION”

(Generally requested before contract to purchase is completed)

Includes:

On-site visit, interview with broker, meeting with on-site manager, brief written evaluation of the property with pictures and report on the local market and follow-up as needed.

Objective:

To provide representation on-site and a brief written evaluation.

Advantages:

Speeds up the process allowing for the evaluation of multiple properties and investments, simultaneously. Provides representation in geographically different markets while reducing or eliminating travel expenses entirely. Allows for the elimination of assets which do not meet the individual needs of the investor.

OPTION II – “LIMITED DUE DILIGENCE SERVICES”

(Generally requested during the recognized due-diligence period)

Includes:

On-site visit, interview with broker, meeting with on-site manager and/or owner. Completion and submittal of FIVE of the following nine items:

Options:

  • Physical audit of lease files. (requires rentroll dated day of audit)

  • Inventory of property to remain on-site after closing.

  • Walk-through inspection of all 100% of the units.

  • Physical inspection of common areas and storage/garage areas.

  • Exterior building and site inspection.

  • Review of recent maintenance records.

  • Independent market study of local competition.

  • Generation of Pro-Forma Operating Budget.

  • Multiple pictures of the property including common areas, areas of concern and local points of interest near the property.

Detailed written evaluation of the property with pictures and report on the local market and follow-up as needed.

Objective:

To provide limited due-diligence services on-site as well as a written evaluation of the findings to facilitate the closing.

Advantages:

Implements a highly organized process, completed by qualified individuals. This can save time and travel expenses. Provides detailed results including a comprehensive written report with multiple pictures.

Requirements:

(Offering Package, Recent Rentroll, Site Map, Access to Property Leases, Accompanied Access to Rental Units (with locally acceptable notice given), Completed Contract /Request for Services received at least 48 hours prior to on-site visit.)

Additional areas or items of interest may be added or deleted as requested.

OPTION III – “FULL DUE DILIGENCE SERVICES”

(Generally requested during the recognized due-diligence period)

Includes:

On-site visit, interview with broker, meeting with on-site manager and/or owner. Completion and submittal of ALL of the following items:

  • Physical audit of lease files. (requires rentroll dated day of audit)

  • Inventory of property to remain on-site after closing.

  • Walk-through inspection of all 100% of the units.

  • Physical inspection of common areas and storage/garage areas.

  • Exterior building and site inspection.

  • Review of recent maintenance records.

  • Independent market study of local competition.

  • Generation of Pro-Forma Operating Budget.

  • Multiple pictures of the property including common areas, areas of concern and local points of interest.
